Are you sick of renting and ready to be on your way to owning your brand new PJ Burns Builder home?!

Building your first home is a big deal, we understand it can be extremely exciting and sometimes overwhelming before you have all the information to consider. To break things down, there are two main components to consider, the first is investigating your options for finance, the second is finding the perfect home and land package combination.

Lets talk about finance.

There are different stages of finance approval, the first is meeting with your financier to set a budget to suit your needs, lifestyle and savings. The second is preliminiary finance approval which is provided from your financier once you have your PJ Burns Builder home contract and land contract. The third stage is unconditional loan approval, this is somtimes issued at stage two or othertimes issued once the contract is signed and council approved plans are issued, depending on your loan agreement and conditions.


How much deposit do I need?


As a guidance, with a total home and land package amount of $400,000 an estimation only for a minimum deposit required, is from $8,636 when taking advantage of Qld’s First Home Owners Grant. As the loan amount goes up, the minimum deposit amound also increases.

In 1978, PJ Burns designed and constructed their first home; a three-bedroom, one bathroom, brick veneer, family home with a single garage in Currimundi (Currimundi was part of Kawana Estates at the time). 5 ways to bring your new home to life!

We have created a list and narrowed it down to five things that we encourage you to consider, when designing and planning each space of your new PJ Burns Builder home.

Number One: Let light in.

Style Files – Japandi Style

While Scandinavian (Scandi) design continues to be a popular, aligning seamlessly with our relaxing Queensland lifestyle, beautiful landscapes & our strong connection to our natural surroundings & nature. Add a twist on the Scandi by blending the Japanese & ‘wabi-sabi’ (which is the Japanese principle of finding beauty in the imperfections of life & an ancient design philosophy that embraces transitory nature) and you have Japandi, a design style where elegance meets minimalism & the concept ‘less is more’ is encouraged.

Plyroom describe Japandi perfectly in their November 2017 blog post ‘Japandi – A Philosophical Revelation’ as “Less of trend and more of a pragmatic synthesis between Japanese sensibility and Scandinavian utilitarianism, Japandi is, in essence, a way of life. By welcoming Japanese philosophies like wabi-sabi (the acceptance of transience and imperfection) as well as Scandinavian efficiency, Japandi principals can be applied to our own pursuit of mindful consumption and small footprint living.”

The dark tones in statement furniture & styling details found in the Japandi style, such as charcoal, black or stained dark oak are not common in Scandinavian interior design & drawn from the Japanese influence. These dark tones blend seamlessly with the distinguishable Scandi clean lines, flawless craftsmanship & the use of natural materials such a oak, leather and hemp, with it’s shared simplicity, minimalism & functionality.

Style Files – Hamptons Style

One of the most exciting parts of building your new home is selecting your design & style. For some people this comes really easy & others it can be a little more difficult. Whichever side of the fence you sit on, we have a team of experts here to guide you through the process.

One of the biggest styles on trend at the moment & being showcased all over social media is the Hamptons Style, which can be influenced by our coastal ‘beach vibe’ or hinterland ‘cottage themed’ surroundings & lifestyle.

There are a few key design features emerging in our clients homes who are opting for the Hamptons Style, as you can see in our 2017 QMBA Multi Award Winning Home, which features high ceilings, oversized rooms, wide timber look vinyl-plank flooring & plenty of texture.

If Hamptons is your style preference, then opt for a soft natural colour palette.  Make your selection in mostly whites and a muted colour palette & limit features (although they can make a statement). When choosing your feature, head toward the warm grey, navy or duck egg blue tones, but be cautious how much colour you do use so you don’t take away from the room’s light and airy mood.

The Perfect Kitchen Design For Entertaining

Lots of people are using their kitchen as the primary space for home entertaining. There are a lot of ways to ensure the functionality of this home hub, both for cooking and entertaining! Here’s some simple tips on how to either design or look out for kitchen designs that provide an ease of conversation and movement, while still allowing plenty of room for the chef of the house to get on with what they do best – cook up a storm!

Bring The Indoors Out

If your kitchen opens out to an alfresco area, large bi-fold doors look super chic and can easily transform the kitchen into a large entertainment area. An indoor/outdoor design makes the most of the space you have available and encourages movement between the kitchen, the living area, and the deck or patio. Do away with the dividing wall between the kitchen and dining room too, so even when you’re playing the perfect host, you can still enjoy the party and mingle with guests.

Get Organised

It’s much more inviting for guests to arrive to a tidy space. Think carefully about what needs to be stored or presented in your kitchen and how to do it. Deep drawers are a great way to store plates, pots and pans as they provide easy access to your most used kitchen supplies. Maximise the space you have to avoid cluttering work surfaces, and utilise that space under the sink! Most importantly, you need a functional kitchen that you and your guests will enjoy being in.

Out Of Sight

If you can afford the space, a butler’s pantry is the ultimate utility room to keep storage and cleaning away from the main kitchen and entertainment area. Fitted with a sink, it keeps dirty dishes out of sight, showcasing your kitchen as a glistening focal point for eating and socialising in.

Install An Island

An island in the kitchen provides guests with room to sit, eat and socialise on one side, while still giving adequate preparation space on the other. This allows everyone to gather together and share occasions without feeling overwhelmed or confined. Islands can be placed vertical, horizontal, or diagonal to the rest of your kitchen and can be made even better with bar or stool seating, which also makes a fantastic breakfast bar. Adding a second sink or small wine cooler to your island can transform it into a wet bar to further impress your guests and make it even easier to entertain while cooking.

Functionality Above All

The kitchen design should never come at the cost of functionality, as you can’t effectively entertain at home if you can’t prepare and cook efficiently.  Plan for the essentials first: your stove and oven, fridge, and sink. Where each of these appliances is located will impact your ability to cook and socialise in your new kitchen while entertaining guests.
